Flat Roof Material Options

Roofing is the last thing a homeowner thinks about when it comes to home improvement. The roof protects the rest of your home.  For your home to be healthy your roof needs to be healthy. All roofs are not made the same.  In this instance, flat roofs are an interesting concept. Flat roofs do give a home a very modern look however they must be specially maintained so that there are no leaks.  Here are your material options if it is time to replace your flat roof.

flat-roof-builtupBuilt-Up Roof (Tar and Gravel)

Built-Up roofs are made by using hot tar, gravel asphalt and modified bitumen and is layered three times with plies of waterproof material alternated with hot tar and ballasted by a layer of smooth river stone. Once made of tar paper, these types of roofs gradually are using more-advanced materials such as fiberglass membranes.
Gravel can be a great choice because it is an excellent fire retardant and It’s the cheapest of the four roof varieties. The down fall of a built-up roof is that it is very heavy and your joists would need to be strengthened before

Modified Bitumen (Torch-down roof)

modified-bitumen
This is a single-ply roofing system that is rolled onto the roof surface. This system use to require that the this be heated with a blow torch which proved to be dangerous and now newer systems allow for this to be peeled and stuck to the roof surface. This is an environmental friendly option because it does cut back on energy costs however this material scuffs and tears easily.

Rubber Membrane

EPDM (short for ethylene propylene diene monomer) is a true rubber that is a very durable material that resembles an inner tube, but it’s engineered to resist damage from sunlight. EPDM can be mechanically anchored with fasteners, ballasted with stone, or glued. This roofing option is a homeowner-friendly because it’s light and its highly resistant to scuff.

pvc-roofPVC

This roofing system is very reflective and very durable. PVC is easy to install and it can resist water ponding. When PVC is trolled out it must be taped or glued together. This is a great water resistant however it will not hold up for 10-15 years

Spray-Applied Roof Coating

Want to try a seamless application for your roof? Silicone roof coating systems can be applied by being sprayed on. It can resist pounding water and it’s great at reducing energy consumption. Silicone roofs are extremely sustainable and easy to maintain. No disruption to the inside of your home would happen because of its easy application. The downside of this application is the cost of it. Since this such a high-quality substance it is one of the top two most expensive roofing solutions.

Home Remodeling Colors and Their Emotional Impact

Interior designers take many things into consideration when designing your space.  Each aspect of your home is considered from the exterior architecture down to your lifestyle.  One thing the interior designer will speak with you about is your color preferences.

When you speak with your kitchen and bathroom designer they will want to know what your favorite colors are as well as the colors you want to avoid.  You may have some colors in your space that can not be changed, as well.  Before you have that discussion, we would like to introduce you to remodeling colors and their emotional impact.

Yellow

Bright yellow kitchen

Yellow is a natural stimulate of your appetite and it elicits a feeling of happiness which is why it is always included in restaurant’s logos.  The color yellow comes in many tones, if you are short-tempered be sure to avoid bright yellows, as that can increase your irritability in large quantities.

Green

green-cabinetry-kitchen-designer-san-diego

Green is a color which does not require the eye to make any adjustments so it is seen as a natural color.  If you are trying to create a space of balance or refreshment, green is a good color to use.  Green is also used for spaces that are being used for reassurance or environmental awareness.

Blue

Blue and White Bathroom - Bathroom Designer San Diego

Blue is considered a serenity color because it reminds us of the sky and water which is why it continues to be a popular color in bathrooms.  Blue is also a color associated with intelligence and logic so it makes a good shade for offices.  As a color often considered calming, many people will also use blues in their kitchen, living, and bedroom areas.

Grey

Serenity Grey Bathroom - Bath Designer San Diego

Grey has become very popular in homes because they are psychologically neutral but the absence of color can become depressing if used in the wrong tone or without proper accent colors.  Heavy use of grey can cause lack of energy so be aware of the shade and how much you use grey in your home.

Violet

Romantic Master Bathroom - San Diego Bathroom Designer

Violet is often used for the consumer who is introvert and the color encourages deep contemplation.  It is often times associated with wealth and stature.    Use this spiritual color carefully though because excessive use of purple, especially in the wrong tone,  can be seen as cheap if used in too much abundance.

Reds and Pinks

Japanese Style Bedroom with Soshi Doors

Red grabs our attention immediately.  It is a positive color which reflects strength, survival, and excitement if used in the right shades.  Using the wrong shades in your home can create feelings of aggravation.  Red is also used in restaurants, particularly fast food chains because the color red triggers the emotion of “fight or flight” which makes patrons eat faster. Interestingly, the color pink which is a version of red is a natural stress reducer.

Oranges and Browns

San Diego Attic Conversion Fairbanks Ranch

Orange has sensuality and warmth as well as comfort and security.  In some shades of orange it brings out the emotion of fun and playful.  Browns are safe colors and nurturing, likely because it is a nature color.  Some find browns to be boring and dull but that can be changed by mixing with metallic shades or adding texture.  Brown tones are returning in popularity in kitchen and bathroom settings, although white is still by far the most popular at this time.

Home Remodeling and Designers

Your designer understands that not everyone reacts the same towards colors.  There are not only emotional considerations that your designer will consider but also perceptual considerations when selecting colors for your home.  For example warm colors and shades can make a room seem smaller or warmer.  Light colors can increase the perceived space in the total area.

Kitchen Remodeling Options

If you are in San Marcos CA and you are looking to update your kitchen, you may or may not have a really good idea of what you want to accomplish.  There are several different types of kitchen remodeling options.  Your budget will really determine what you can accomplish in the space.  Generally speaking, here are your kitchen remodeling options…..

Kitchen Update

A simple kitchen remodel update means you are going to modernize your space without changing the floorplan.  This can include re-facing your kitchen cabinets or replacing them entirely.  Updating your kitchen may or may not include new flooring, countertops, appliances, and lighting.  Some homeowners freshen up their kitchen by simply re-painting the space.  If you are hoping to spend less than $15,000 a kitchen update is probably the best option.  In San Diego you are likely to spend over $25,000 if you intend on replacing your cabinetry.

Kitchen Remodel with Floorplan Changes

A kitchen remodel with floorplan changes is generally more costly.  Cabinetry is the most expensive part of a kitchen remodel.  Although, if you intend on relocating your sink, refrigerator with water line, and/or gas stovetop or oven your prices will definitely increase because of the labor costs involved.  Adding an island is a great way to increase countertop space but it will also increase the cost of your kitchen remodel.

High End Kitchen Remodel with Island

Kitchen Expansion

There are a few times of kitchen expansion options.  One includes knocking out an exterior wall to push out the space into a yard area.  This means your remodeling contractor will have to match the extended roof and exterior surround of the home to match the existing space.  Another way to expand your kitchen is to expand the cabinetry into an existing living space.

Create an Open Concept Kitchen

A popular San Marcos CA option is to take down a wall to change a galley kitchen to an open concept floorplan.  The first thing your contractor needs to determine is whether or not the wall is load-bearing.  There are two options for you if it is load bearing.  When you meet with a remodeling contractor, you will be given a few options for what you can do with the space if you do not want to deal with the expense of removing a load-bearing wall.

If you know you have an outdated kitchen space and want to modernize but do not have a clue where to start, your best option is to reach out to a local home remodeling contractor.  When you are ready to discuss some ideas about designing your kitchen remodel, need help figuring out the kitchen remodel process works, or would like to get some budgetary numbers so you can start planning your kitchen remodel – give us a call at 858-224-7373!

Relocation or Home Remodel? Temecula Homeowners Ask

Traditionally, California has been a place where homeowners would buy a house, live in it for a few years and then resell it for a good price so that they could buy another house. This concept of moving up was widespread until the recent economic crisis, which led to the prices of housing plummeting. In turn, this meant that moving suddenly became a bad move.

Does that mean the game has completely changed?

Not really.

The thing is, homeowners can no longer count on their home increasing in value on its own. The tide has turned, and a somewhat different trend has emerged – home remodeling.

Sure, home remodeling is not news in Temecula. What’s relatively new, though, is that homeowners now mostly remodel with the aim of boosting their home’s resale value, in addition to making their life more comfortable.

Still, not all homeowners are convinced. Let’s consider this in little more detail.

Should I Stay or Should I Go?

There are many reasons why you would like to move house. Perhaps you got a great job, but the commute from your current place of residence is too long. Or your family has grown and you need more space to accommodate all members comfortably. Or you simply dislike your neighborhood.

Let’s consider all of these arguments separately for a moment. In most cases, first comes the great job, and then the house, not the other way around. Similarly, people generally buy houses with a firm idea of how large they plan their family to be, so the family members-to-be are usually accounted for. And lastly, why would you buy a house in a bad neighborhood in the first place?

Family in the Kitchen - Home Remodel Temecula

Relocating would involve a great deal of change. If your children go to school, they might have to transfer to a new one and make new friends. Even though it’s fun and exciting in theory, practical experience has taught us otherwise.

Moreover, moving also means adjusting to the new neighborhood and new neighbors. This may take some time, depending on all the factors involved.

Stay Stay Stay

Besides the sentimental reasons, some homeowners simply cannot afford to buy a new house and move. More specifically, they cannot get a good price for their house to be able to purchase a new one. That is when they decide on a home remodeling project.

When It Comes to Money…

Has it ever occurred to you that home remodeling is generally cheaper than buying a new home?

How is that possible?

Well, imagine you want to move to a bigger house. Bigger houses come with higher bills; they have a higher carbon footprint and involve a raise in your property taxes. In California, the increases to your property tax are limited as long as you live in the house for which the tax rate is set. It means the taxes for your new property will probably be higher, especially if you wish to buy a larger house.

How Can Home Remodel in Temecula Help?

There are a few home remodeling projects that will boost the market value of your home almost by definition. Think in terms of space – if you feel you don’t have enough space, chances are other homeowners feel the same. That is why adding more space tops the list of the most lucrative home improvements.

Also, additional bathrooms and remodeled kitchens are an outstanding return on investment. You can even qualify for residential rebates available in San Diego County if you decide to renovate your home to improve its energy and water-efficiency. Nowadays, green building and remodeling practices go hand in hand with a trendy design.

Explanation of Remodeling Timeframes

Are you dreaming of kitchen remodeling or bathroom remodeling next year?   2017 is right around the corner and we have noticed that the time scales people have in mind are very different from what can be delivered.  Most people suffer from what the remodeling and construction industry call “HGTV Syndrome.”  Let us elaborate.  The magic of television has completely warped the minds of the everyday homeowner.

Television has made homeowners believe their kitchen, bathroom or home addition can be completed in 2 weeks for $10,000.  For some reason that is the same answer every time.  The reason HGTV makes remodeling look so seamless and inexpensive is because they have a lot of help average homeowners could never get.

In order to get the materials they need to complete a project they reach out to local and national vendors for materials in exchange for a mention or shout out on national television. Trading advertising for building materials is a great trade off and allows the homeowner featured on the show to have much lower material costs than they would normally.

HGTV has ways of getting a crew together quick to turn a home renovation around in a day. Most times they employ dozens of employees working 24 hours a day.  This ensures they can meet their production deadlines.  While it makes for fantastic TV and can provide inspiration to homeowners for their own remodels, the timelines shown on TV aren’t realistic.  We are going to break it down for you per project so you have a better idea before you dive head first in a remodel.

Open Kitchen Floorplan - Kitchen Remodel Contractor FallbrookKitchen Remodeling

Kitchen remodels are in very high demand because they are the hearts of the home and can turn a profit if you decide to sell later.  The time frame on a kitchen depends on the scope of work and size of the space.  Be aware,  a standard cabinet order can take anywhere from 6-8 weeks to be delivered.  Selecting your products can take a while but don’t let it be too long of a process because delaying purchasing material can affect your timeline.  Kitchen remodels take anywhere from 5-10 weeks to build.  Kitchen remodels with walls being added or removed and kitchens with floor plan changes take the longest to complete.

Bathrooms are smaller than kitchens however they can be just as complicated.  Depending on your bathroom remodel a simple hall bathroom can take 3-6 weeks.  A large master bathroom will take anywhere from 8-10 weeks.   The variance in time is due to product selection and scope of work.  For example, it takes longer to tile a bathroom wall than to install a fiberglass tub.  If you are relocating your toilet or changing from a tub to a shower the underground plumbing is affected.  So your scope of work really determines the length of time it will take to remodel your bathroom.

Small Bathroom - Room Addition Contractors San DiegoRoom Additions

Additions and whole house remodeling are a whole other animal and can take 3 months to a year depending on what you are doing.  In all of your remodels, keep in mind the time it takes to obtain a permit.  Once you have submitted for a permit you will be waiting approximately 4-6 to get approval, and that is with no requested changes from the city.  If the city requests plan changes the clock starts over.

Remember that creating incredible spaces for your home are not works of television magic, but well thought out designs accompanied by hard work from reputable contractors. As much as homeowners wish this process would be quick and painless, the best projects must take some time to create. Keep this in mind when you are thinking about your next home renovation.

The newest trend in bathroom remodels!

There are revelations happening in master bathroom remodels. The technology is only getting better and better. From Bluetooth showerheads, heated floors, towel warmers bathrooms are getting smarter and better as time goes on. One vast improvement in bathroom technology is lighted mirrors!

The trend we have been seeing is the loss of the giant piece of glass on the bathroom wall to the minimalization of individual framed mirrors over the sinks. Large sconces on the sides of the mirrors or large bulky light bars are installed above the mirror. While this look is decorative it’s starting to disappear just as fast as that trend appeared. It is all about creative nice, sleek, modern lines in a decorative space.

Lighted Mirrors - San Marcos Bathroom RemodelMirrors can be a unique decorative aspect that go into bathroom design. Now mirrors are taking it up a notch by being lit. Light up mirrors are coming into the fold now coming in various shapes and sizes. Light up mirrors give off enough light and once they are turned off they look like a regular mirror. Prefect for a nice clean design and the light is perfect for personal prepping and makeup application!

A round shape mirror allows for a much larger mirror can help a smaller space look larger. The fact that the mirror is also the light source simplifies any design challenges. This mirrors are very reminiscent to those Hollywood dressing room mirror without having big bulky bulbs around the mirror.

Lighted mirrors also have LED lights which give the mirrors a warm and cool look. Warmer white lights tend to work well with a warm-hued tile and paint colors. Cool lights work well in white and blue bathrooms. Lighting serves as a great decorative piece but it can also enhance the space and determine the overall look of the space.

Another great asset to having lighted mirrors is that your lights can change colors! Enjoy chromotherapy after a long day while soaking in your tub or showering. This is perfect for relaxing if you don’t mix your colored colors in the same space.

Get rid of bulky lights and go with a sophisticated look. It makes your space look better and makes you look and feel better. This bathroom remodeling trend looks like it’s not going to go away anytime soon and it’s perfect if you are aiming for that sleek modern look.

Top 10 Reasons Why Clients Remodel Their Bathrooms

Bathroom remodeling seems to be the hot thing to do in San Marcos CA!  We get calls daily from homeowners asking for design consultations because they are ready to renew their bathroom space.  We start off our consultations asking what the client wants to accomplish so we can determine how to design the new bathroom. Here are the top 10 reasons why clients in San Marcos remodel their bathrooms.

They need more cabinet space

Many customers find that the older San Marcos homes have very little cabinet space.  Some of our clients have us build towers which are stacked on top of the counter top.  Other homeowners re-design their space so they can add additional cabinet boxes into the bathroom.

They need more counter top space

Some master bathrooms built in San Marcos simply do not have much counter top space.  If the bathroom area is large enough, the addition of cabinetry will allow for more countertop space. However, some San Marcos bathrooms are tiny so your designer may get creative to create the illusion of more space.

They have dated tile with nasty looking grout

More than a few homeowners reach out to us because their home is 20 years old and the grout has become discolored. We have been in many bathrooms which have pink or baby blue tile that they want removed.

The bathroom has a weird layout with wasted space

It seems that many homes in San Marcos which were built in the 90’s and early 2000’s had a ton of wasted space.  Many clients have us re-design the space so they can build a larger shower or add more cabinetry.

They no longer use their bathtub and want a larger shower

This is probably the most popular reason why San Marcos clients reach out to us to design a new bathroom.  Folks simply do not take baths as frequently as they once did and the bathtub is considered wasted space so they have us remove the tub to enlarge the shower.

They need a bathtub to bathe children

New families sometimes reach out to us because they are expecting a baby or because they have a young child that needs a safe bathtub in the home.  Some San Marcos homes are built with a large roman tub in the master bathroom and a shower in the hall bathroom which leaves no small tub solution for toddlers.

They are aging and want a safe bathroom space

Baby boomers in San Marcos have been reaching out to us more frequently because they want to stay in their home into their old age and they understand safety in the bathroom is important.  Another popular reason why San Marcos homeowners call us is because their parents are moving in with them and need to have the space prepared for them to be safe and comfortable when bathing.

They had a flood

One of the more unfortunate reasons why homeowners need to remodel their bathroom is because they have had a flood.  Unfortunately we do not offer restoration services, but many times homeowners will take the opportunity to update their space since they have to renovate it anyway.

They are trying to sell their home

Another reason why clients update their bathroom is because they are trying to sell the home. A bathroom remodel increases the value of the home.

Their bathroom is dated and they want something more modern

Sometimes clients just want to have a more modern bathroom space.  Nothing is broken, nothing is wrong, its just old and they want to treat themselves to a nicer bathroom.

Where to Have a Bathroom Addition in Your Home

Bathroom additions are among the most popular home renovations in Escondido and all over California. It’s no wonder really, especially if you know that an additional bathroom can boost the resale value of your house. What’s more, when eventually selling the house, you can expect to get a 50% return on the money you invested in the bathroom addition!

The main question that determines the scope of this particular room addition project, its cost and how much it will take to complete is this:

Where to add the new bathroom?

Clearly, a bathroom cannot be added just about anywhere in your home, but there are many more options than you think. Before you start exploring them, however, consider two vitally important things:

  1. Plumbing – ideally, your new bathroom will be near the main drain, water and waste lines, so that proper waste disposal and water drainage are ensured, and that you have a solid supply of both hot and cold water. In that way, you’ll avoid large-scale plumbing work, drilling through walls or cutting through concrete slabs in order to install new pipes.
  2. Ventilation – in case the space you chose for your bathroom addition doesn’t already have a ventilation system or at least a window, you should install a ducted fan or – if you decide to put the extra bathroom in the attic area – a skylight window. Proper ventilation is a must, not just because of the smell, but also because of the mold that is bound to develop in such a moist environment.

Those in mind, check out some of the places in your house that are perfect for an extra bathroom.

Extra Bathroom as a Bedroom Addition

An Extra Bathroom - Room Addition Escondido CADepending on the size of your bedroom, you can add a bathroom with the bathtub or simply a walk-in shower. Even if you have only 30 sq feet of space to turn into a bathroom, you can still install a toilet and a pedestal, freestanding or corner sink. There are plenty of options for remodeling small bathrooms; what you need to think about is functionality.

Walk-in Closet

A spacious linen closet is an excellent choice for an additional bathroom. And what about storage space? Many homeowners worry about the lack of storage space they might face if they transform the linen closet into an extra bathroom. But there’s no need to worry! With the installation of space-saving floating vanities, you can store all the linens neatly – in your new bathroom!

Low-Ceiling Areas

There are always those places in our homes that simply seem to be good for nothing and it’s usually because the ceiling is too low. They are usually located under eaves, so if you want to make such a space into a bathroom with a shower, make sure there’s enough headroom – six feet six would be more than enough.

Hallway

Small Bathroom - Room Addition Escondido CAHave you noticed that space at the end of a hallway, just being there, unused? Well, guess what – it is a great place for a small yet practical bathroom. Of course, it can’t host a bathtub, but a shower will do just fine. What’s amazing about these areas is that they usually incorporate a window, so you won’t have to worry about ventilation.

Under the Stairs

If you already have enough closets, then the space under the staircase is free to serve a practical purpose. There may not be enough room for a shower (although, you never know!), but a smart toilet and a sink should sit comfortably.

Laundry

Although some people dislike the idea of having their clean laundry anywhere near the toilet, the point is this – if you need a bathroom addition to improve the functionality of your home and there is no other way to do it, go for it.

Basement

Small Bathroom with a Shower - Room Addition Escondido CAAlthough not the most attractive option, it’s not unheard of. The problem here is that basements usually sit on slabs, so there will be some concrete breaking involved to insure proper drainage and connection to the sewage. The breaking of a concrete slab may weaken the house’s foundation, and slab leaks might also occur. Still, with the right contractor, it’s possible.

Bump-Out Addition

This type of room addition is typical for small homes, where there is simply not enough space within the house. Some homeowners think that a bump-out room addition will cost more because of additional plumbing, but that’s not necessarily the case. In most cases, plumbing work is necessary wherever you decide to put an additional bathroom (unless you decide to split a large bathroom in two smaller ones, but maybe even then). It’s important you hire a skillful contractor to look at the blueprint of your home, identify the drain and sewer lines and provide you with viable options and attractive designs.

Classic Home Improvements can offer expert advice on room addition services. We are a licensed, experienced and innovative room addition contractor in Escondido. Blending creativity with practicality, we can design and build an additional bathroom for your home so that it improves the functionality of the place and contributes to its overall appeal.
